START WITH THE ANSWER

Can foreigners buy property in Ras Al Khaimah?

01

Foreign individual buyers

Non-Emirati buyers can own eligible freehold property. The specific unit must be registered for the ownership right being sold.

02

Buyers living overseas

You do not need to move to the UAE to begin buying. Expect passport, address and source-of-funds checks, plus the required signing arrangements.

03

Company buyers

Company purchases need an eligible structure and authority to sign. Prepare corporate documents and check the registration requirements before reserving.

Do I need a UAE residence visa?

No, not simply to own an eligible freehold property as an overseas buyer. A mortgage or a residency application has its own eligibility checks.

LOCATION & OWNERSHIP

Ras Al Khaimah freehold areas for foreign buyers

Foreign buyers can purchase property in designated Ras Al Khaimah freehold areas. Explore these locations, then verify the exact plot or unit.

Mina Al Arab is another freehold area in RAK. Our current focus is on the areas shown above.

PROPERTY OPTIONS IN RAS AL KHAIMAH

What can foreigners buy in RAK?

Foreign buyers can purchase eligible freehold homes in designated RAK developments. Choose the home type first, then check its title, permitted use and ongoing costs.

TWO WAYS TO BUY

Primary or secondary purchase?

The difference is who you buy from. Choose the relevant guide before reviewing your costs.

01 · DIRECT FROM THE DEVELOPER

Primary purchase

You buy from the developer, either directly or through its exclusive sales partner or a registered brokerage agency. For off-plan projects, payment plans typically spread instalments across construction milestones, making payments easier to manage.

STEP-BY-STEP GUIDEBuying direct from developers

PRIMARY PURCHASE BUDGET

Primary Purchase Fees Example

Illustrative assumptions. Adjust the property price to see estimated purchase costs.

ILLUSTRATIVE COST BREAKDOWN
Property priceAED 2,000,000
Land Dept Fee · 4%AED 80,000
Admin fee · estimate (incl. VAT)AED 5,250
SubtotalAED 2,085,250

Excludes brokerage, finance and annual ownership costs. This is the purchase subtotal, not the amount due on booking. Includes an illustrative AED 5,250 admin fee; the actual fee varies by transaction. Purchase price is used as the assumed assessed value.

02 · BUYING FROM AN EXISTING OWNER

Secondary purchase

You buy from an existing owner. This can be a completed property or a resale of an off-plan unit. Check the seller’s rights, outstanding payments, developer transfer conditions and the agreed completion process.

SECONDARY PURCHASE BUDGET

Your resale cost example

Illustrative assumptions. Adjust the property price to see estimated purchase costs.

ILLUSTRATIVE COST BREAKDOWN

Standard brokerage · 2%AED 40,000
VAT assumption on brokerage · 5%AED 2,000

Excludes developer NOC, finance and annual ownership costs. Brokerage is an illustrative 2% assumption, not a quoted charge. Purchase price is used as the assumed assessed value.

Primary / Off-plan

  • Choose from a variety of primary and off-plan properties across Ras Al Khaimah.
  • The AED 5,250 admin fee, including VAT, is an estimate. The actual fee varies by developer and project.
  • For RAK off-plan purchases, the 4% Land Dept Fee may be payable at handover rather than upfront, depending on the project terms.
  • Some developers collect this fee upfront, while others cover it through promotional waivers. Check the payment schedule and written offer.

Primary purchase questions

How long does an off-plan purchase take?

From paying the reservation deposit to receiving and signing the final Sale and Purchase Agreement (SPA), allow approximately 2 to 4 weeks. Registration and other supporting documents may take a further few weeks. Timings vary by developer, project and document readiness. See the primary buying guide for the full process.

Who do I buy from?

The developer is the seller. You can purchase directly, through its exclusive sales partner or through a registered brokerage agency.

Do I pay the full price upfront?

Your payment schedule sets out the booking amount and later instalments. Some plans continue after handover. Read the schedule for the specific unit before reserving.

What should I check before paying a booking amount?

Check the unit details, project registration, refund and cancellation terms, payment instructions and the full payment schedule.

Do I have to be in the UAE to purchase?

No. You can purchase a RAK off-plan property remotely, using the developer’s approved process for documents, signing and payments.

Do I need a power of attorney for property registration?

Not automatically. A suitable POA is needed when someone signs or completes a formal transaction on your behalf. If you sign personally through an accepted process, a representative’s POA may not be necessary. Read our guide to issuing a power of attorney for a property purchase.

Which is better: ready property or off-plan?

It depends on your cash flow and when you need the property. Off-plan can spread payments over time; a ready home can offer earlier use or rental income, but usually needs more funding at completion.

Do I pay extra for instalments?

Some developer plans are marketed as interest-free, but compare the total instalment price with any cash-payment offer. Check administration charges, late-payment penalties and all fees in the agreement.

Which developers should I consider first?

Government-backed developers are often a strong choice, followed by established names and smaller developers with a proven track record. In every case, review completed projects, delivery history, construction quality and after-sales service.

Can I continue payments after the property is completed?

Yes, some projects offer post-handover payment plans. Others require the full balance at handover. Check the unit’s schedule, possession conditions and when the title deed is issued.

Can I pay with cryptocurrency?

Yes, some developers accept cryptocurrency. We can also help arrange payments through registered third-party companies, subject to the developer’s acceptance, compliance checks and agreed conversion and settlement terms.

Secondary / Resale

  • Buy from an existing owner, including completed homes or eligible off-plan resales.
  • Check ownership, outstanding instalments and any mortgage before agreeing the transfer.
  • Budget for registration, agreed brokerage and applicable NOC or administration charges.
  • Agree who pays outstanding service charges and how the purchase is completed.

Secondary purchase questions

How long does a resale property purchase take?

The timeline depends on whether you need a mortgage, the seller has an existing mortgage, or both. A resale transfer can take up to approximately 45 days in these cases, depending on bank approvals, mortgage clearance and transfer requirements. See the secondary buying guide for further details.

Does resale always mean a completed home?

No. An existing owner can also resell an off-plan unit where the agreement and developer’s transfer conditions permit it.

What happens to unpaid developer instalments?

Obtain the current statement of account. The sale agreement should specify what the seller settles and which remaining payments the buyer takes over.

What if the property has a tenant or mortgage?

Review the tenancy or lender documents before committing. Agree the occupancy status, any mortgage settlement and the transfer arrangements in writing.

Do I have to be there in person?

Yes. For a secondary property transfer, you must attend in person or appoint an authorised representative through a valid power of attorney.

What if I do not know anyone who can represent me?

We can recommend solicitors who can assist with the purchase and act as your representative under a suitable power of attorney. Their scope of work and fees are agreed directly with you.

Who do I send the purchase money to?

We do not receive or hold your purchase funds. We can help arrange an independent, registered third-party escrow provider to hold and release funds under agreed transaction terms. The provider charges a separate service fee, disclosed upfront, and adds protection by controlling when funds are released.

Can I pay with cryptocurrency?

We can help arrange crypto-to-AED payments through registered third-party companies, subject to the seller’s agreement and compliance checks. The conversion rate, charges and settlement process must be agreed before payment.

Is this the standard procedure?

In most cases, yes. The process can vary depending on whether the property has a mortgage, outstanding developer payments or other transaction-specific requirements.

Why do some sources say 4% paid by the buyer, while others say 2% buyer and 2% seller?

The RAK Municipality sale-service schedule lists 2% for the buyer and 2% for the seller. In UAE markets with a combined 4% fee, common resale practice is for the buyer to pay the full 4% under the sale agreement. This is why our example budgets 4% for the buyer. The final allocation should be agreed in writing between both parties.

We work under our parent company, One Broker Group (OBG), RAK's largest master agency. OBG's exclusive sales portfolio includes JW Marriott, W Hotels, The Luxury Collection at Nasim Al Bahr, Arthouse and selected Wyndham units, alongside many other projects.

YOUR BUYING QUESTIONS

Clear answers before you commit.

Can foreigners buy property on Al Marjan Island?

Yes. Al Marjan Island is a designated freehold area in Ras Al Khaimah. Foreign buyers can purchase eligible apartments, villas, townhouses and branded residences. Verify the specific property and ownership documents before signing.

Is Al Marjan Island a freehold area?

Yes. Al Marjan Island is designated for freehold ownership, including eligible property purchases by non-UAE nationals. Confirm the ownership status of the specific project and unit.

What documents do overseas buyers need?

Typically a valid passport, identity and address details, source-of-funds information, and the signed transaction documents. Mortgage, company or representative purchases may need additional paperwork.

Can I buy an Al Marjan Island property remotely?

Yes, subject to the developer and registration procedures. A duly authorized representative may help with steps that require personal attendance or signatures. Confirm the accepted signing and power-of-attorney procedure in advance.

Can foreigners buy anywhere in Ras Al Khaimah?

No. Foreign ownership depends on the designated area and the property’s registered status. Al Marjan Island, Al Hamra Village, Mina Al Arab and RAK Central are among the Municipality-listed freehold locations.

Do I need a UAE residence visa before buying?

A residence visa is not a prerequisite for a non-resident purchase in an eligible freehold project. Prepare passport identification and the transaction-specific compliance documents.

Does buying a home automatically give me a Golden Visa?

No. Ownership and immigration approval are separate. ICP lists qualifying property investment of at least AED 2 million, with conditions covering eligible ownership or approved off-plan purchases, documentation and insurance.

Is the registration fee 2% or 4%?

The Municipality lists 2% for each party. A purchase contract may allocate the full 4% to the buyer. Read the signed cost allocation and any written developer waiver.

Can I purchase through a representative?

A legal representative can act using a suitable power of attorney. Arrange the required certification and translation before the transaction.

Can I rent out a hotel-branded residence?

Check the unit’s rental agreement, management obligations, owner-use nights and fee deductions. Branding alone does not establish unrestricted rental or personal-use rights.
