What is a Power of Attorney?

A POA lets an appointed person act for you in a defined transaction, such as signing documents or completing a property transfer.

How it helps buyers

A Power of Attorney is a legal document that authorizes another person, usually a lawyer, authorized representative, or trusted family member, to act on your behalf for specific property steps.

For UAE real estate, this can include signing contracts, paying approved fees, visiting a developer office, or completing registration steps when you are not physically in the Emirates.

The exact route varies. The emirate, notarial authority, applicant identification, property type and transaction authority can affect the required documents and verification method. Choose the relevant notarial route

Confirm which notarial authority, court service or independent licensed provider is appropriate for the transaction. The firm drafts the POA document

The authority or selected provider prepares transaction-specific wording. Depending on the service, signing may use an OTP, UAE Pass, another electronic-signature method or an in-person signature. Follow the authority’s instructions and do not share authentication codes with an unauthorized person.

Receive the certified POA

After approval, the certified POA or digitally verifiable document is issued through the relevant channel. Give your representative only the version required for the approved transaction and retain a secure copy for your records.

Your authorized person completes the transaction

Your representative presents the accepted POA to the relevant developer office, Ras Al Khaimah Municipality Customer Happiness Centre, land-registration authority or other transaction authority. The representative may perform only the actions expressly permitted by the document.

Specify whether the representative may submit applications, sign approved sale or purchase documents, obtain an NOC, pay stated fees, collect documents, attend registration and receive the resulting title or registration record.

Control money and delegation

Do not assume the representative may receive sale proceeds, borrow, mortgage, change bank instructions or appoint another representative. Include such powers only when they are intentionally required and professionally reviewed.

Set an end point

Consider an expiry date or a clear transaction-completion trigger. Ask how revocation must be recorded and communicated, and notify the representative and relevant transaction parties if the POA is cancelled.

Can an overseas buyer issue a UAE property POA remotely?
A remote route may be available, but it depends on the notarial authority, the applicant’s identification, the transaction and the receiving authority. Some cases may require UAE Pass, a virtual meeting, additional attestation or personal attendance.
Is UAE Pass required for an online POA?
Some digital notary services require a valid Emirates ID and UAE Pass. A passport-only applicant may need a different online process, a virtual or personal appearance, or a POA executed and attested outside the UAE.
Should I use a general or specific property POA?
