No, all payments are done to the Developers account. Instalment payments are done to the Escrow accounts of the Developer and Registration, or other fees, is done to the Developers current / corporate accounts.

What is the process for purchasing a unit?

Please note that procedures may vary depending on the developer; however, in most cases, a payment of 10%–20% is required to secure a unit. Initially, you will be asked to sign a reservation form, and upon receipt of the required payment (typically 20%), the Sales and Purchase Agreement (SPA) will be issued. In certain instances, developers may request a fixed reservation fee (for example, AED 50,000 or USD 10,000), following which the reservation form will be provided. We recommend confirming the exact process with your sales representative, as requirements and procedures may differ across developers.

Does OBG assist in handover of the unit?

Yes, we will be with you all the way to handover and offer assistance during that time. We can arrange the snagging, renting or selling the property or even the interior decorations. We are a one stop shop.

What are the other costs associated with Purchasing a property?

Before taking possession of the unit, 4% of the Purchase Price has to be paid to the Rak Government Land Department. Along with that there will be a registration fee ranging from AED 3000 – AED 10,000, paid upon purchase of the property.

What is the annual service fee?

Service fees are mandatory annual maintenance payments paid by property owners to cover cleaning, security, and upkeep of common areas like pools, gyms, and lobbies. Above mentioned rates are estimates and can vary upon handover.
