Fairmont Residences Al Marjan Island brings Fairmont’s century-long hospitality heritage to a private beachfront residential address in Ras Al Khaimah.
Developed by Ardee, the project combines branded residences, a Fairmont hotel, private beach access, dedicated residential facilities and personalized services within a larger waterfront destination.
The residential collection ranges from one-bedroom apartments to spacious family residences, townhouses, sea villas and penthouse formats. Current developer inventory includes one final penthouse, while the townhouses and sea villas are sold out.
Development Overview
Fairmont Residences forms part of a four-tower hotel and residential development on Island 4 of Al Marjan Island.
The complete development contains 773 units:
- 250 Fairmont hotel units
- 523 private residences
The residential collection includes:
- 311 one-bedroom residences
- 145 two-bedroom residences
- 26 two-bedroom plus study residences
- 18 three-bedroom residences
- 19 three-bedroom townhouses
- Four sea villas

The project was launched in Q3 2025 and is scheduled for completion in Q4 2028.
Current Availability and Starting Prices
Current developer availability includes one-bedroom, two-bedroom, two-bedroom plus study and three-bedroom residences, together with one final penthouse.
Starting prices are:
- One-bedroom residences from AED 2.4 million, approximately USD 654,000
- Two-bedroom residences from AED 4.6 million, approximately USD 1.25 million
- Two-bedroom plus study residences from AED 5.6 million, approximately USD 1.52 million
- Three-bedroom residences from AED 7 million, approximately USD 1.91 million

The three-bedroom inventory currently consists of merged residences in Tower 4.
All 19 townhouses and four sea villas are sold out from the developer. These property types may become available through resale.
One-Bedroom Residences
Current one-bedroom residences range from approximately 968 to 1,089 sq ft.
The layouts feature open-plan living and dining areas, floor-to-ceiling windows, contemporary kitchens, private bedrooms and outdoor space in selected units.
This is the lowest current entry point into Fairmont branded residential ownership on Al Marjan Island.
Two-Bedroom Residences
Two-bedroom residences range from approximately 1,425 to 1,727 sq ft. The layouts provide larger living and dining areas, two private bedrooms and outdoor space suited to families, holiday-home owners and buyers looking for a larger beachfront residence.
Two-Bedroom Plus Study Residences
Two-bedroom plus study residences range from approximately 1,753 to 1,950 sq ft. The additional room can be used as a home office, guest room, private media space or children’s study area, adding flexibility without moving into a full three-bedroom layout.
Three-Bedroom Residences
Current three-bedroom residences are merged Tower 4 layouts measuring approximately 2,400 to 2,600 sq ft. These larger homes provide expanded living areas, generous bedroom accommodation and more substantial outdoor space. The merged format creates a residential layout that differs from the standard apartment configurations within the project.
Last Remaining Fairmont Penthouse
Only one penthouse remains available directly from the developer. This represents the most limited current developer opportunity within Fairmont Residences. The penthouse price, size, floor plan, outdoor space, orientation and view are available on request.
Townhouses and Sea Villas
The project includes 19 three-bedroom townhouses measuring approximately 2,946 to 3,010 sq ft. All developer townhouses are sold out. The four sea villas are approximately 20,000 sq ft each and represent the largest private homes within the development. All developer sea villas are also sold out. Future opportunities in either category will be through resale.
Interiors and Furnishing
The residences feature contemporary coastal interiors with open-plan living areas, natural textures, refined finishes and large windows designed to maximize natural light.
A complete furniture package is not included in the standard property price. A paid furnishing package is available for owners who prefer a coordinated and professionally prepared residence.

Fairmont is an international luxury hospitality brand within the Accor portfolio, with more than a century of experience operating landmark hotels and resorts. Fairmont Residences Al Marjan Island is independently developed by Ardee under a license to use the Fairmont Residences brand.
Unlike a stand-alone residential tower, the project forms part of a broader resort destination with a 250-key Fairmont hotel, dedicated residence services and access to selected hotel facilities.

Rental Program and Short-Term Rental
Short-term rental is permitted through the applicable Fairmont operating structure. The current rental split is 60/40, with 60% allocated to the owner and 40% to the operator under the rental agreement.
The operator manages reservations, guest services, housekeeping, marketing and daily hospitality operations. Rental income is based on the property’s operating performance and is not guaranteed.
Promotional 40/60 Payment Plan
The standard Fairmont payment plan is 60/40, with 60% paid during the purchase and construction period and 40% due at completion.
A promotional 40/60 payment plan is currently available on selected residences:
- 40% during the purchase and construction period
- 60% at completion
There is no post-handover payment plan.
Service Charge
The current estimated service charge is approximately AED 35 per sq ft annually.
The service charge covers residence management, staffing, security, common-area operation, maintenance and the included resident services. Optional services such as personal chefs, private housekeeping, childcare, dog walking and limousine transportation are charged separately.
Resale Before Completion
A residence becomes eligible for resale or assignment after 40% of the purchase price has been paid. The transfer remains subject to the SPA, developer approval, account clearance and applicable transfer charges.
Construction and Completion
Piling has been completed and construction has moved into the foundation stage. Mirage is the listed construction contractor, and completion is scheduled for Q4 2028.
