What payment plans do Developers offer on Al Marjan Island developers offer?

Typical off-plan payment structures in the UAE are designed to spread payments across the construction timeline, making purchases more manageable for buyers and investors. The most common structures include:

  • 60/40 Plan — 60% paid progressively during construction, with the final 40% settled on completion and handover.
  • 50/50 Plan — 50% paid during the construction phase and the balance of 50% payable at handover.

In addition, selected Developers may offer extended post-handover payment plans, typically ranging from 1 to 3 years after completion. These structures allow buyers to continue paying installments even after receiving the property keys, providing greater flexibility for both end-users and investors.

Buyers who are able to make a larger down payment may have an opportunity to negotiate a more favorable purchase price or payment plan structure. For example, offering a higher upfront payment than the standard payment plan may improve the likelihood of receiving revised terms from the Developer.

However, this is not guaranteed. Any discount, payment plan adjustment or special incentive remains entirely at the Developer's discretion and will depend on factors such as the project stage, unit availability, sales strategy and market conditions at the time of negotiation.

Is my money safe when buying off-plan in Ras Al Khaimah?

Yes. Off-plan property purchases in the UAE are protected by a regulated escrow system designed to safeguard buyers' funds. Payments made towards eligible off-plan developments are typically deposited into project-specific escrow accounts, with funds released to the Developer in stages as construction progresses and regulatory requirements are met.

This framework helps provide greater transparency and protection for buyers throughout the construction process. However, escrow arrangements, regulatory oversight and buyer protections may vary depending on the emirate, project and applicable regulations. Buyers should always verify the escrow status and approvals of any project before making an investment decision.

Can off-plan property in Ras Al Khaimah be resold before handover?

Yes. Most off-plan properties can typically be resold before handover once a minimum percentage of the purchase price has been paid, often around 30–40%, although the exact requirement varies by Developer and project.

The resale is subject to the Developer's approval and transfer procedures. In most cases, the new buyer assumes the remaining payment plan obligations and completes the transfer process in accordance with the Developer's policies and applicable regulations. Buyers should always confirm the specific resale requirements for their chosen project before proceeding.

Can the payment plans be changed with Developers?

Yes. In some cases, Developers may be willing to offer a revised payment plan structure, particularly when a buyer is prepared to make a larger initial payment or increase the amount paid during the early stages of the purchase. For example, a buyer offering a 25% down payment instead of the standard 10% may be able to negotiate more favourable installment terms, subject to the Developer's approval.

This can provide greater flexibility on the remaining payment schedule and may reduce future installments. However, any changes to a published payment plan are entirely at the Developer's discretion and will depend on factors such as the project stage, sales strategy, unit availability and prevailing market conditions at the time of negotiation
